What does an eviction or foreclosure cleanout include?
We remove everything left in the unit or house that isn’t hazardous, from furniture and mattresses to trash bags and piles of debris. The goal is an empty space your cleaners, painters or contractors can walk into.
| Left Inside | Left Around the Property |
|---|---|
| Furniture, beds and mattresses | Junk in the basement or attic |
| Bags of trash and loose clutter | Garage and shed contents |
| Clothes, toys and personal belongings | Piles on the porch or in the yard |
| Old appliances and TVs | Broken furniture by the back door |
| Kitchen items and food left behind | Leftover debris from repairs |
Before anything is removed
Make sure you have the legal right to remove a tenant's belongings. Rhode Island has rules about what happens to a tenant's property after an eviction, and the timing matters. We don't give legal advice, so check with your attorney if you're unsure. Once you've confirmed the unit is ready to be cleared, we'll take it from there.
Why can't the city just pick it up?
City trash service has limits that rarely fit a full cleanout. Buildings with more than 6 units are not eligible for Providence trash or recycling service at all.
In smaller buildings, the city’s free bulky item pickup takes up to 3 items per unit, only from the curb, and only when scheduled ahead with Waste Management. Items put out without a scheduled pickup are tagged, and if they aren’t removed, the property owner can be fined. Read the Providence bulky item rules for details.
A unit full of belongings left at the curb is a fine waiting to happen. We load it straight from the unit onto our truck. Our guide to junk removal in Providence compares city pickup and private hauling in more detail.
Who do we help?
Landlords, property managers and real estate agents who need a unit or house emptied so it can be rented or sold again.
Landlords with two and three family homes
Duplexes, converted homes and small apartment buildings are the most common housing in Providence, according to NeighborhoodScout. When a third floor tenant leaves a full apartment behind, that's a lot of stairs. We carry everything down from any floor and load it straight onto the truck.
Property managers handling turnovers
Every day a unit sits full of junk is a day it can't be cleaned, repaired or shown. We clear units quickly so the rest of your turnover crew can get started.
Real estate agents with foreclosed listings
A foreclosed house often comes with years of belongings and junk still inside. We empty it from attic to basement so it's ready for photos, inspections and showings.

How much does an eviction or foreclosure cleanout cost?
It’s priced by how much of our 16 foot truck the job fills. A bedroom’s worth of belongings runs $275 to $375, and a full truck load for a whole apartment runs $550 to $675.
| Load Size | Truck Space | Price | Typical Job |

| Medium load | 1/2 truck | $275 to $375 | A studio or a bedroom's worth of belongings |
| Large load | 3/4 truck | $400 to $500 | A small apartment with furniture |
| Full load | Full 16-foot truck | $550 to $675 | A full apartment or household cleanout |
| More than one load | Two trips or more | Quoted upfront | A whole house with a basement, attic or garage |
Common item fees in cleanouts: $40 per mattress or box spring, $35 to $50 per appliance and $25 to $45 per TV or monitor. See our full price list for every item fee.
What won't we take?
We don’t take paint, propane tanks, chemicals or junk cars. If a tenant left these behind, set them aside so we can clear everything else.
Rhode Island households can drop off paint and chemicals for free at an Eco Depot collection event (LINK: https://www.ecodepotri.org) (appointment required, 401.942.1430 ext. 3241). The city’s hazardous waste page lists what counts
